Asphalt Coatings Company Installs Concrete Valley Pans and Completes Mill and Pave at Storage Tech in Denver, Colorado
Drive aisles at a storage property carry vehicles and trailers right up to the unit doors, and they have to shed water. At Storage Tech on East 69th Avenue in Denver, Asphalt Coatings Company poured new concrete valley pans down the drive aisles, built a formed concrete channel along the fence, and then milled and repaved the asphalt around them. Building the Concrete Valley PansAsphalt Coatings Company built each valley pan at Storage Tech down the center of a drive aisle in five steps. The crew trenched and formed the pans on the first day and began pouring the next. The Five Steps- Trench: the crew cut a trench through the old asphalt and stretched string lines along it to set the pan's line.
- Form and base: wood forms went in on both sides, and a skid steer dropped base material between them.
- Pour: a mixer truck chuted concrete straight into the forms while the crew spread it.
- Finish: finishers worked the fresh concrete level with the tops of the forms.
- Join: steel bars left sticking out of a finished end mark where the next section of pan joins it.
Running the pans down the center of each aisle gives the drive a defined concrete line between the asphalt on either side. A Concrete Channel Along the FenceAsphalt Coatings Company formed and poured a concrete channel at Storage Tech. The channel now runs beside the wooden fence on one edge of the property. On the third day, a mini excavator dug a trench along the fence line. The crew staked wood forms for both walls of the channel the next day and poured it at the end of the first week. A steel plate was later laid across the channel at one crossing point so traffic can pass over it. Milling the Drive AislesAsphalt Coatings Company completed mill and pave on the Storage Tech drive aisles once the concrete was in place. Nine days after the trenching, milling left a grooved surface across the aisles. The crew first filled the edges along the new concrete, then milled the old asphalt between the pans. Tack coat went onto the milled asphalt ahead of paving so the new layer would bond to the surface below. Repaving Up to the Concrete PansAsphalt Coatings Company repaved the drive aisles at Storage Tech the day after milling. New asphalt now meets the concrete pans in front of the unit doors. Sequencing matters on a job like this. Building the concrete first and paving to it afterward lets the asphalt finish against a fixed edge, so the pans and pavement sit together as one drive surface. Storage Tech Project Sequence- Trenching and forming the valley pans on day one
- Pouring the pans beginning the next day
- Trenching, forming and pouring the fence-line channel during the first week
- Filling edges and milling the aisles nine days after trenching
- Tack coat and new asphalt the following day
